The Neiders Company, founded in 1989, is a fully integrated real estate investment firm headquartered in Seattle, Washington. We currently own and operate affordable apartment communities in the Pacific Northwest and Southwestern United States with other markets under consideration. The availability and maintenance of quality housing at every price point are essential components of a strong and growing community. Our Executive Team
As the founder and CEO of The Neiders Company, Karl and his team have been investing and operating multi-family real estate since 1987. Karl takes pride in providing excellent service in apartment communities throughout the Pacific Northwest and Southwestern United States. Karl served in U.S. Air Force Reserve while studying at Seattle University and the Foster School of Business at the University of Washington. While attending school, Neiders’ purchased his first house. Located in Seattle’s White Center neighborhood, he fixed up his first house, offered it at a fair and affordable rent, and treated each resident who called it home with the utmost respect. By 1989, he added his first apartment community to his portfolio located on Capitol Hill. Not much of a seller, he still owns it today. Since then, The Neiders Company has extended its operations from Washington to Nevada, and New Mexico. When Neiders isn’t at work in the company’s Seattle headquarters or scouting new cities for possible expansion, he’s often found where his heart has always been, up in the sky. Neiders love to fly his airplane with his yellow lab serving as his co-pilot.
Frank T. Hornung
Vice President of Operations
Frank joined The Neiders Company in 2011, and is responsible for all acquisitions, financing, and property renovations. Furthermore, Frank manages a portfolio of properties in the greater Seattle area and Nevada. He is a licensed Real Estate Broker and a Certified Apartment Portfolio Supervisor through the National Apartment Association. Frank grew up in the Seattle area and has over 20 years of real estate experience encompassing finance, acquisitions, construction, and property management. Prior to joining The Neiders Company in 2011, he was a partner in a construction company and also spent many years financing income properties with a firm he started in 1998. Frank is passionate about the real estate business and takes pride in working with The Neiders Company in transforming communities.
Director Of Human Resources
Janell joined the Neiders team shortly after relocating to Seattle in November 2021. She has a passion for helping companies reimagine their people strategy and create the kind of culture where people can thrive. Janell has over 15 years of experience leading HR functions, holds a Bachelor’s Degree in Business Management & Human Resources, and a Master of Jurisprudence in Labor and Employment Law from Tulane University Law School. In her free time, Janell loves to travel, spend time with her 5 boys and husband outdoors, and loves to cook.
Chief Financial Officer
Alexa joined The Neiders Company in April 2023 as our Chief Financial Officer. Prior to joining our company Alexa worked in Public Accounting for Grant Thornton and later transitioned to Corporate Accounting focusing on real estate investing on the office sector. Alexa has over 15 years of experience working in the real estate industry. Alexa received her undergraduate degree in Business Administration–Accounting at Western Washington University and a Master’s in Accounting from the University of Washington. Alexa grew up in Sammamish, WA, and now resides in Bremerton, WA. In her spare time, Alexa enjoys riding horses, she has trained and ridden horses for over 30 years and currently has an Andalusian mare who shes had for over 18 years. Other activities Alexa enjoys is cycling, kayaking, rowing, swimming, camping, and bike packing with friends.
Ashlee Wilson started with The Neiders Company in 2016 as a Renovation Community Manager. With her drive and commitment, she has worked her way to being promoted to Operations Manager. Working in multiple different avenues in property management over 12 years, Ashlee’s commitment and dedication have brought her to being a multi-state regional overseeing the Arizona and Albuquerque portfolios. With her commitment to being a team player, she has assisted in multiple projects from new HR implementations and training new area/regional staff. Ashlee emphasizes maintaining frequent communication while promoting a team environment to uphold the core values of the TNC model. Outside of work, Ashlee enjoys the outdoors with family and friends and never shy’s away from a great book

Senior Regional Manager
Vahlia became part of the Neiders team in 2014 as a community manager, where she since rose through the ranks to earn her position as Regional Manager. With over 16 years of experience in the multifamily industry, Vahlia’s emphasis is on controlling expenses while building revenue. Her primary goal is to enhance the value of each asset through proactive, hands-on management. She brings a strong commitment to the industry and an aptitude for working successfully on common goals. In her spare time, she enjoys traveling and trivia.
Compliance & Training Director
Teresa joined The Neiders Company in 2017 as a Community Manager. She added the role of Training Director to her responsibilities in 2018, and was then promoted to Area Manager in 2019. Focusing not only on working to create a positive experience with residents, Teresa also strives to ensure a team atmosphere within the company through our training programs. Teresa enjoys training both individuals and groups, preparing everyone for their own personal growth. Outside of work, she enjoys camping, reading and road trips to out-of-the way places.
Amanda was born and raised primarily in Washington State. She joined the community management industry in June 2007. She was brought on with The Neiders Company in December 2015 and has been a valuable asset to the company ever since. Residents and her peers love Amanda’s customer service and the ability to problem-solve even the toughest situations; we are so happy to have her on our leadership team. In her spare time, Amanda loves to cook, spend time with family, and get outdoors.
Assistant Area Manager
Ericka McGowan has worked in the Real Estate industry for over eight years and brings a wealth of experience that contributes to the growth and operations to her team. Ericka brings her passion for property management every day to The Neiders Company with a smile. Joining our company in 2017 as a Community Manager with a customer-focused minset and holding the company’s ICQ values at the forefront. Known to be a leader and a helpful team member, she enjoys each new challenge and the progress of the project in front of her. Ashlyn Elter started with The Neiders Company in March 2019 and has now received a promotion to Area Manager. With over ten years in various property management positions and having several family members in different avenues that pertain to this industry, she is very knowledgeable in all areas and aspects of her career. Diligent, hardworking, and promoting an entire team’s support, Ashlyn has become an asset with The Neiders Company. She is a very resourceful person, always trying to give back to the communities. She creates a safe and welcoming environment for her residents. In her spare time outside of work, she loves to cook and bake, especially baking bread. She focuses on the Bread and Butter of The Neiders Company by always paying close attention to all financials and ways to assist the residents and The Neiders Company economically.
Assistant Area Manager
Jenny Geister joined The Neiders Company in February 2017 as an Assistant Community Manager and has now been promoted to Assistant Area Manager overseeing our Kitsap County communities. Jenny grew up in Kitsap and King County, and previously worked as a Real Estate Broker for five years prior to joining The Neiders Company. Jenny enjoys gardening, beekeeping, hiking, and soccer!
Teresa Rocha Lopez joined The Neiders Company as a floating leasing agent in 2017; during her time she was promoted to Assistant Manager, Manager, District Manager, and currently Area Manager. Her property management career started in Washington State, she was recently relocated as an Area Manager to our Nevada portfolio. Teresa is very hands-on and loves to work cohesively with her team. Communication, customer service, and performance are some of the things she focuses on most. Outside of work she loves to spend time with her family; her husband, son, and two dogs. Enjoys vacations, road trips, cooking, and loves to play soccer. In the wintertime, she will be mostly at home binge-watching something or re-watching The Game of Thrones
Ingrid rejoined the Neiders team in 2022. She is highly proficient in leading large operational teams in a variety of portfolio types and markets. Ingrid has 25 years of experience in multi-family in ground-up development, re-development, and stabilized assets, and is well versed in acquisitions, dispositions, and renovation projects in OR., WA., AZ., NM, and NV. Ingrid is committed to acquiring, developing, and retaining the best talent, leading high-performance teams that deliver on company strategies and initiatives. People describe her leadership style as caring, focused, and energetic. Ingrid is a long standing member of the Institute of Real Estate Management. In her off time, Ingrid is an abstract artist. She also is a foodie, and enjoys good wine, music, and traveling with her husband. A pet parent to Boswell and Olivia.
