The Neiders Company, founded in 1989, is a fully integrated real estate investment firm headquartered in Seattle, Washington.  We currently own and operate affordable apartment communities in the Pacific Northwest and Southwestern United States with other markets under consideration. The availability and maintenance of quality housing at every price point are essential components of a strong and growing community. We believe that all residents deserve to be treated with kindness and respect, and whenever possible, offered resources to qualify for leases. Green Initiative

At the Neiders Company, we are committed to leaving the world better than we found it. We plant over 5,000 shrubs, trees and flowers a year at our properties. Not only does this make the property more appealing to our residents and neighbors; our new plants will absorb

Our Executive Team

Frank T. Hornung

Vice President of Operations

Frank joined The Neiders Company in 2011, and is responsible for all acquisitions, financing, and property renovations. Furthermore, Frank manages a portfolio of properties in the greater Seattle area and Nevada. He is a licensed Real Estate Broker and a Certified Apartment Portfolio Supervisor through the National Apartment Association. Frank grew up in the Seattle area and has over 20 years of real estate experience encompassing finance, acquisitions, construction, and property management. Prior to joining The Neiders Company in 2011, he was a partner in a construction company and also spent many years financing income properties with a firm he started in 1998. Frank is passionate about the real estate business and takes pride in working with The Neiders Company in transforming communities.

Ani Geragosian

Director – Human Resources

Ani serves as the Human Resource Director, joining The Neiders Company in 2018. She is responsible for strategic development, leading recruitment, retention, and expanding the corporate culture as the company is anticipating significant growth in the next few years. With over fifteen years in the Human Resources field, Ani brings expertise in diversity, reward and recognition, talent acquisition management, and organizational and professional development to help The Neiders Company grow and thrive. Ani earned a Master’s Degree in Human Resource Management and is a member of SHRM. She also finds ways to give back to the community by volunteering for the Lake Washington Human Resources Association for their mentorship program.

Ben Clegg

Controller

Ben joined The Neiders Company in 2017 as  our corporate controller. Ben oversees the accounting team, along with all the financial reporting, analysis and financial strategy of the company. As a corporate controller, Ben leads the accounting team and implements financial operations to fit the organizations growth progress. Ben attended the University of Washington where he obtained his degree in Accounting in 2006. He is a Certified Public Accountant, and prior to joining The Neiders team, he spent 10 years with Davita Dialysis. In his spare time he enjoys hiking, driving, and is currently learning to speak Mandarin.

Karl Neiders

CEO

As the founder and CEO of The Neiders Company, Karl and his team have been investing and operating multi-family real estate for over 30 years. Karl takes pride in providing excellent service in apartment communities throughout the Pacific Northwest and Southwestern United States.

Karl served in U.S. Air Force Reserve while studying at Seattle University and the Foster School of Business at the University of Washington. While attending school, Neiders’ purchased his first house. Located in Seattle’s White Center neighborhood, he fixed up his first house, offered it at a fair and affordable rent, and treated each resident who called it home with the utmost respect. By 1989, he added his first apartment community to his portfolio located on Capitol Hill. Not much of a seller, he still owns it today.  Since then, The Neiders Company has extended its operations from Washington to Nevada, and New Mexico.

When Neiders isn’t at work in the company’s Seattle headquarters or scouting new cities for possible expansion, he’s often found where his heart has always been, up in the sky. Neiders love to fly his airplane with his yellow lab serving as his co-pilot.

Our Regional Managers

Ashlee Wilson

Regional Manager

Ashlee Jackson Ashlee started with The Neiders Company in 2016 as a community manager, eventually being promoted to Regional Manager in 2018. Working in property management for roughly 10 years, Ashlee emphasizes on maintaining frequent communication, providing reports and information on the performance and progress of her portfolio, and responding quickly and with urgency to questions, requests, and concerns. Outside of work, Ashlee enjoys camping, relaxing, and reading.

Vahlia James

Regional Manager

Vahlia became part of the Neiders team in 2014 as a community manager, where she since rose through the ranks to earn her position as Regional Manager. With over 16 years of experience in the multifamily industry, Vahlia’s emphasis is on controlling expenses while building revenue. Her primary goal is to enhance the value of each asset through proactive, hands-on management. She brings a strong commitment to the industry and an aptitude for working successfully on common goals. In her spare time, she enjoys traveling and trivia.

Teresa Rodocker

Area Manager

Teresa joined The Neiders Company in 2017 as a Community Manager. She added the role of Training Director to her responsibilities in 2018, and was then promoted to Area Manager in 2019. Focusing not only on working to create a positive experience with residents, Teresa also strives to ensure a team atmosphere within the company through our training programs. Teresa enjoys training both individuals and groups, preparing everyone for their own personal growth. Outside of work, she enjoys camping, reading and road trips to out-of-the way places.

Jennifer Gumeringer

Assistant Area Manager

Jennifer joined The Neiders Team in 2018 as a Community Manager with 19 years of experience in the multifamily industry under her belt. Jennifer’s experience and leadership allowed her to quickly work her way up the ladder, earning a promotion to District Manager in 2019 and most recently to Assistant Area Manager later in the year. Jennifer’s main focuses are on increasing revenue through continued improvement of communities, encouraging the development of others through continued training and ongoing mentor ship, and creating a sense of community. Outside of work, Jennifer enjoys traveling and relaxing with her three dogs.
